10 Questions Before You Book a Furnished Apartment in Nairobi

Booking a furnished apartment in Nairobi is a straightforward decision made complicated by one thing: almost every listing looks the same. The photographs are flattering, the amenity lists are identical, and the differences that will actually shape your stay — commute times, what the rate really includes, whether the water runs on a Tuesday afternoon — are rarely mentioned anywhere on the page. This guide gives you the ten questions that surface those differences before you pay. It is written for two groups who search differently but need the same answers: people already in Kenya looking for short stay or monthly furnished apartments in Nairobi, and people booking from abroad — returning diaspora, relocating professionals, consultants on assignment and staff posted to the Gigiri institutional corridor. Use it as a checklist. Send it to any host you are considering, including us — The Moon Serenity.

1. “Can I see it before I pay?”

This is the first question and the most revealing one, because there is only one acceptable answer. If you are in Nairobi, you should be able to walk through the furnished apartment before any money moves. Not a similar unit. Not the show unit. The actual one you will sleep in. If you are booking from Manchester or Doha or Maryland, you should be able to see it live — a video call where someone walks you from the front gate to the bathroom taps while you ask them to point the camera at things. Our guests booking from abroad do this constantly, and the ones who ask the most detailed questions on that call tend to become our longest-staying guests. There is a reason for that. Scrutiny and satisfaction travel together.

What matters is not the format. It is the willingness. A host who deflects a viewing request with vagueness has told you something important, and you should believe them.

Ask it like this: “Before I transfer anything, can we do a live video walkthrough of the exact unit I’d be staying in?”

2. “Are these photographs current, and are they of this unit?”

Photographs are the most honestly dishonest thing in this industry. Nobody has to lie. They simply have to use last year’s pictures, or the corner unit with the better light, or a wide lens in a studio, 1 or 2 bedroom furnished apartment in Nairobi that is not wide. Ask when the photographs were taken. Ask whether every image is the same apartment for rent. Then ask for something no stock library and no old shoot can produce: a short video, filmed today, panning slowly around the room you are booking. The request costs a genuine host ninety seconds. What comes back — or doesn’t — tells you most of what you need to know.

3.Where exactly is it?”

“Kiambu Road” covers a great deal of ground, and the difference between one end and the other is thirty minutes of your morning, every morning. A host should send you a Google Maps location without hesitation, and you should then do the unglamorous work of checking it yourself: open your commute app, set the arrival time to the hour you will actually be travelling, and look at the number. This is where our Fourways branch tends to win people over, and it is worth being specific about why. It sits off Kiambu Road near Fourways Junction, in Kiambu County on Nairobi’s northern edge — which means the Gigiri corridor, Two Rivers and Runda are all in a comfortable orbit, and the morning run towards the UN complex flows against the heaviest traffic rather than into it. That is a structural advantage, not a marketing claim, and you can verify it on your own phone in under a minute.

Our Ruaka, Thindigua and Fourways branches each suit a different daily pattern. Tell us where you actually need to be each day, and we will tell you honestly which one fits — including when the answer is none of them.

4. What is the all-inclusive price?

Ask for the total, then ask the closing question: “Is there anything I will be charged that is not in this figure?” Common extras that appear later in this market include utilities billed separately, metered or capped internet, cleaning fees, and deposits with unclear return terms.

  • What is included in a Moon Serenity rate: high-speed WiFi, housekeeping with fresh linen and towels, hot water, utilities, secure parking within the compound, and a fully equipped kitchen with cooker, fridge-freezer, microwave, cookware and crockery.
  • How the tiers work: nightly rates suit short visits; weekly rates step down for stays of a week or more; monthly furnished apartment rates in Nairobi step down again and are designed for assignments, relocations and extended family visits. For anything beyond a fortnight, a full furnished apartment at monthly rates typically costs less than an extended hotel stay — before you count what the kitchen saves you in restaurant bills.

5. How do I pay, and what do I receive in writing?

Pay only through official, traceable business channels — M-Pesa paybill or bank transfer to a business account. Be cautious of any request to send funds to a personal number or account. Insist on written confirmation containing your full name, exact dates, the specific unit, the total payable, and the cancellation terms.

Treat urgency as a signal. Genuine scarcity exists in Nairobi during December and the August visitor season, but a legitimate host explains availability; they do not run a countdown. Pressure to pay within minutes, ahead of unnamed “other interested parties,” is the most consistent marker of fraud in this market.

6. “What actually happens on the day I arrive?”

The gap between paying and arriving is where anxiety lives, particularly for a family landing at ten at night after a long-haul flight. So ask for the sequence. Who meets you. What time check-in opens and whether a late arrival is a problem. Where the gate is and what to tell security. Whether the keys are handed over by a person who will walk you through the furnished apartment in Nairobi or left with someone who has never seen the inside of it. Ask whether there is a working phone number that a human answers at midnight. Then, if you want to be thorough, message it at an odd hour before you book and see what happens. It is the single most informative test in this entire list, and it takes ten seconds.

7. What does housekeeping include?

“Clean” is a word every listing uses. Establish what it means in practice. Ask about frequency, whether linen and towels are changed or merely arranged, what is done between guests, and whether additional cleans can be requested mid-stay. Specific answers indicate a real routine; vague reassurance indicates the absence of one. Housekeeping with fresh linen and towels is included in every Moon Serenity stay, and additional cleans can be arranged on WhatsApp at any point. 8. “What happens when Nairobi does what Nairobi does?”

Water goes off. Power goes off. This is not a scandal; it is a Tuesday. The question is not whether it happens but what stands behind it. Ask about backup water storage. Ask about generator or inverter support, and specifically what it powers — everything, or just the corridor lights. Ask what happens to the internet during an outage, because a router without backup power is decoration. We would rather you asked us this before booking than discovered the answer on your third evening. It is one of the questions that most reliably separates a professionally run property from a nicely furnished apartment in Nairobi.

9. How is the property secured?

Guest verification protects existing occupants as much as it protects the host, and its presence indicates a professionally managed property.

  • For institutional bookings: confirm the host will liaise directly with your organization’s security focal point and supply requested documentation. The Moon Serenity provides this for UN agencies, embassies, NGOs and private companies, and invoices organizations directly.
  • On the Gigiri security perimeter: the zone boundaries frequently referenced by UN and embassy staff are advisory guidance rather than law, and are periodically reviewed. Guests whose contracts require residence within a defined perimeter should verify the current boundary with their own security office or UNDSS focal point. Hosts can supply the exact location pin to support that verification but cannot determine the boundary.

10. What are the cancellation, extension and minimum-stay terms?

Confirm in writing: the cancellation policy and any deadline; whether dates can be moved and by how much; whether the stay can be extended and at what rate; the minimum stay; and the process for reporting a maintenance issue outside working hours. Extension terms matter more than most people expect. Assignments run long and family visits stretch. Knowing in advance whether you can add a fortnight — and at what price — removes the most common source of mid-stay stress.

Ask us all ten or even more

We would genuinely rather answer twenty questions before you book than one complaint afterwards. So use this list on us. Send it as a message. Ask the awkward ones — the water, the power, the cancellation policy, the thing about the midnight phone number. WhatsApp or call 0742 893 213, or browse the full range of furnished apartments in Ruaka, Thindigua and Fourways, review our services, or go straight to contact. Tell us your dates, how many of you there are, and what your days are going to look like. We will tell you what fits — and we will say so plainly if nothing does.

FAQs

How much does a furnished apartment cost per month in Nairobi?
Monthly rates vary by location, unit size and what is included. At The Moon Serenity, monthly stays are all-inclusive of WiFi, housekeeping, utilities, hot water and secure parking, and are priced beneath the equivalent nightly total. Send your dates and length of stay on WhatsApp for an exact quote.

What is the difference between a serviced apartment and a furnished apartment in Nairobi?
The terms are used almost interchangeably in Kenya. In practice, “serviced” implies ongoing housekeeping and support during the stay; “furnished” describes the fit-out. The Moon Serenity Furnished Apartments are both — fully furnished with housekeeping, utilities and support included.

Is Kiambu Road a good area for furnished apartments?
It suits guests whose daily orbit is Nairobi’s northern suburbs — Gigiri, Runda, Two Rivers, Village Market and the northern business corridor. It is quieter and greener than central Nairobi while remaining well connected via Limuru Road and the Northern Bypass.

Can I book a furnished apartment in Nairobi from abroad?
Yes. Request a live WhatsApp video tour of the exact unit, verify the host’s Google Business Profile and reviews, pay only through official business channels, and insist on written confirmation naming your dates and unit before travelling.

What is the minimum stay for a furnished apartment in Nairobi?
This varies by host. We accommodate stays from a few nights through to several months, with rates stepping down at weekly and monthly tiers.

Are furnished apartments in Nairobi safe for solo female travellers?
Look for gated access, security presence, parking inside the compound, verified guests, and a responsive contact number. Ask directly about each. Verified Google reviews from solo travellers are the most useful corroboration available to you.

Do furnished apartments in Nairobi have backup water and power?
The better-run properties do, but it is not universal — always ask specifically, including whether backup power extends to the internet router. It is one of the clearest indicators of how professionally a property is operated.

Can my company be invoiced for a corporate booking?
Yes. We invoice organisations directly, handle multi-unit and multi-month bookings, and provide documentation for procurement, finance and security teams. UN agencies, embassies, NGOs and private companies book with us on this basis.
